Where Do You Start?
Before starting anything, it is crucial to contact myself or your other trusted real estate broker. We will arrange a time to view the home and suggest what steps to take. Why do more work than you may need to?

Below are some common suggestions:

CURB APPEAL

The exterior is the first thing people will see! Consider things like colourful plants, a freshly painted door, and a manicured lawn.

DECLUTTER

Less is more. Do a clean sweep and minimize shelves, counters, window sills, excess furniture, etc. Not only will less clutter look better through a camera lens for photography, it will also make spaces look bigger!

DEPERSONALIZE

I like to call this “Making the Home Vanilla.” You want to make the home look depersonalized with minimal family photos, trinkets, or any bold artwork you have to put away when the in-laws are in town. Buyers can’t picture themselves in the home when all they see is you, so make the home simple or “vanilla.”

TOUCH UP

If there are noticeable scuffs and repairs needed, I highly recommend doing this beforehand. Touch up the paint and fix that loose handle because buyers want to fall in love with the house, not add small repairs to their to-do list. This also goes for accent walls or brightly coloured rooms – it’s a good idea to restore to neutral tones.

HIDE YOUR VALUABLES

Keep your valuables in a safe place where no one viewing the home could find them or lock them up elsewhere. Whether it’s your jewelry, art, or even prescriptions (yes I’ve seen it all), keep them safe somewhere else. Unfortunately, we cannot trust everyone that comes into the house.

CLEAN, CLEAN, CLEAN

STAGING TBD

Depending on your unique situation, it’s possible that I will hire a stager to come and do a consult of the home. Staging can either take your current furnishings and rearrange them, or bring in new furniture for a complete new look.

What to Expect

DISCOVERY

I will meet with you and tour your home. We will discuss a marketing strategy and go over the home selling process.

PRE-LAUNCH

Before we launch, I will assemble all marketing pieces including staging, photography, lock boxes, etc.

LISTING APPOINTMENT

It's listing time! We will set a price for your home, review the media plan and marketing strategy, sign documents and enter into contract.

LAUNCH DAY

Your home will be listed on the MLS®, the brokerage website, my own website and on social media. A "FOR SALE" sign is placed on your property. All other marketing materials will be delivered as scheduled and agreed.

BUYER PROSPECTING

Your home will consistently be spread across marketing platforms for maximum exposure. Events will continue to be scheduled until we have reached a sales agreement.

SALES AGREEMENT

Yay! As offers come in, we will review and respond accordingly until an agreement is made.

INSPECTIONS

Your buyer might hire an inspector to check your home and is likely to recommend repairs and/or upgrades. I will negotiate this on your behalf.

LOAN COMMITMENT

The buyer's loan is underwritten and appraisal is performed. All buyer's documentation is verified and awaiting for approval from the lender.

CLOSING PREPARATION

After the lender has approved the buyer, I will go over the documents and numbers. The buyer will have a final walk-through of your home 24-48 hours before close.

CLOSING

We will meet with the buyer and the escrow manager. Documents are signed, keys exchanged and proceeds received.
